Alongside this, we undertake a desktop analysis of any existing or proposed plans, and where possible, meet you on site to understand its context, orientation and constraints firsthand.

This groundwork allows us to test feasibility early and establish a clear, considered direction before any detailed design work begins.

With the direction set in Pre-Concept, we move into resolving how your home will actually come together.

This stage sees us finalise the proposed interior floor plan, incorporating any adjustments from the previous stage, alongside coloured elevations and perspectives for key zones so you can begin to visualise the finished spaces.

We also develop the materials and finishes palette further, and turn our attention to the kitchen and wet areas, proposing initial fixtures, fittings and equipment.

By the end of this stage, the overall design direction for your home is clearly defined.

Once the concept design is approved, we move into resolving every detail.

This stage sees the design, finishes and equipment finalised through detailed drawings across all areas of your home, including proposed floor plans and floor finishes plans.

We prepare all your documentation as well as the Finishes Schedule and the Fittings, Fixtures and Equipment (FF&E).

This is where the design becomes buildable, every material, junction and fixture considered and documented in detail.

Once your documentation is complete, we support you through the tender and pricing process.

We respond to builder queries relating to the interior design intent through a clear request for information (RFI) process, clarifying, amending or correcting any ambiguities in the documentation as needed.

Urgent items are prioritised with a phone conversation, ensuring pricing can proceed without unnecessary delay. Our goal is to make sure the intent behind every design decision carries through accurately into the tender process.

Where budgets need to be tested against the design, we work closely with you and your builder to protect the integrity of the design intent. Builders provide a cost breakdown comparing current and proposed items, along with samples for any suggested alternatives, which we review and sign off before anything proceeds.

Where changes are required, we identify suitable alternatives and update the documentation accordingly, ensuring that any adjustments made for budget still feel considered, intentional and true to the original vision for your home.

Once design development is finalised, we prepare a complete construction documentation set, coordinated to enable accurate tender pricing and consistent execution on site.

Our involvement continues throughout the build, responding to builder queries as they arise and visiting site at key milestones.

We also review and sign off on joinery shop drawings, stone nesting drawings, and caulking and grout colours, ensuring the design intent holds true right through to the final finish.

We offer a complete furniture, styling and procurement service to bring your home to life.

This includes custom furniture design, furniture and rug selection, decorative lighting, and soft furnishings, styling and objects, with art available upon request.

We manage procurement and logistics from start to finish, and our trade relationships mean access to pricing and product not typically available directly to homeowners.
